How do I apply for a rental property?

All rental applications can be submitted online through our website. Each adult (18 years or older) who will live in the property must complete a separate application. Applications can also be filled out manually at one of our leasing offices.

Is there an application fee?

Yes. The application fee covers credit, background, and rental history screening and is non-refundable.

What qualifications are required to rent a property?

Applications are evaluated based on factors such as:

  • Verifiable income (2x Monthly Rent)

  • Employment Verification

  • Rental History

  • Criminal Screening Results

  • Eviction Screening Results

How do I pay rent?

Rent payments can be made securely through the tenant online portal. Tenants can also set up automatic payments for convenience. We also accept certified cashier's checks and prepaid money orders.

When is rent due?

Rent is typically due on the first day of each month. Any grace periods and late fees are outlined in your lease agreement.

How do I submit a maintenance request?

Maintenance requests should be submitted through the tenant portal so our maintenance team can track and address issues quickly.

What is considered an emergency maintenance issue?

Emergency maintenance issues may include:

  • Major plumbing leaks or flooding

  • Loss of air conditioning during extreme heat

  • Electrical hazards or power issues

  • Fire or storm damage

Are pets allowed?

Pet policies vary by property. We generally allow pets with prior approval and additional deposits. We do prohibit certain breeds, please contact us for additional details.

Can I have roommates or additional occupants move in?

Any additional occupants must be approved and added to the lease agreement before moving into the property.
